Description
The apartment has a gross area of 159.14 m² and a net area of 124 m². It is organized into a living and dining area, two bedrooms, a dressing room, a storage room, two bathrooms, and a balcony. It is located on the 33rd floor of the Downtown One building. Downtown One is envisioned as a representation celebrating Albania’s progress, situated in the center of Tirana on Bajram Curri Boulevard, south of the Lana River. On its main facades, the 140-meter vertical tower features a series of cantilevered houses and offices, creating a relief pattern on the building’s surface. Each house or office represents a village or city, so when viewed from a distance, these cantilevers form an abstract map of Albania. “Albania has come a long way. Ten years ago it was the poorest country in Europe. Now it is a country full of energy and ambition, working towards significant economic improvements. We want to express this with our building,” says Winy Maas, co-founder of MVRDV. With a surface area of 77,000 square meters, Downtown One will give central Tirana a significant boost through a mix of apartments, shops, offices, and restaurants. The 37-story tower does not align parallel to Bajram Curri Boulevard but is rotated on its plot so that its main facade faces Skanderbeg Square. At its base is a park with local vegetation and an educational playground, while the interior of the building is divided into several layers: the ground floor features commercial spaces and underground parking, the lower half of the tower is dedicated to office spaces, and the apartments occupy the 18 upper floors. In both projects, the Rotterdam office seeks local architects and engineers as partners and works with them according to the latest BIM guidelines. As the area is prone to earthquakes, construction is carried out according to the strictest European building standards and quality. MVRDV designed Downtown One on behalf of Kastrati Construction, a company of Kastrati Group. Arup oversees the structure and MEP, with the Albanian firms Elteknik as MEP engineers and LEAL as structural engineers. The local partner and co-architect is the Albanian firm DEA Studio.
